FTT Appeal
Once your application is submitted in time, the proposed rent increase is put on hold while the tribunal considers it. If the tribunal decides a new rent should apply, it starts from the date the tribunal sets and it is not backdated to the original increase date.
Landlord Letter
A Landlord Rent Reduction Letter is a formal and well-structured request to your landlord that utilises the current laws, statutes and regulations to explain to them why they should consider agreeing with you a more reasonable rent increase. It presents relevant details such as property condition, comparable market rents, changes in circumstances or service related issues in a respectful and professional tone.
Get your completed application
We use your answers to generate a completed FTT rent appeal application that can be submitted on your behalf or we create a letter to be provided to your landlord requesting an adjustment to the proposed rent increase. We will then send a copy to the FTT or your landlord as well as sending you a copy and saving a copy to your account on this website.

Which Option Is Right For You?
A landlord letter is often the best first step if you want to keep things less confrontational and attempt to negotiate directly. A tribunal appeal is a stronger option if you want formal protection and an independent decision on whether the proposed rent increase is fair.
Landlord Letter
Best if you want to negotiate first
Pros
- Usually feels less confrontational
- Quick and simple to send
- May help preserve the landlord relationship
- Good first step where the increase may be negotiable
- Lower cost and lower effort
Cons
- Not legally binding
- Landlord can still refuse
- Does not produce an independent rent decision
- May only delay the issue
- You may still need a tribunal application afterwards
Tribunal Appeal (FTT)
Best if you want formal protection
Pros
- Independent decision on what the rent should be
- The tribunal cannot increase the rent above the landlord’s proposed figure
- If the hearing is later, the increase is not backdated
- Potential savings can be substantial if the hearing takes time
- May lead to a settlement before the hearing
Cons
- More formal and more confrontational
- Requires more documents and preparation
- Takes longer than sending a letter
- The tribunal may still decide the proposed increase is reasonable
- Better suited to stronger disputes than minor negotiations
